Renovation Plastering Central Coast

Plastering for Renovations & Older Homes
The Central Coast is full of fibro and weatherboard cottages and interwar homes. Bringing one of these older houses back to life is the work we enjoy most.
We like working with original details and updating these homes for modern living while holding on to what gives them their charm. If your home is a listed heritage item under the Central Coast Local Environmental Plan 2022, check with Central Coast Council before work starts.

Renovating Walls With Plasterboard
Older Central Coast homes often have lath and plaster ceilings or fibro linings. Many renovations keep some and replace the rest.
KeepKeep Original Ceilings & Features
If original ceilings and timber details are sound, consider keeping them in hallways and living rooms, and add picture rails or wainscoting to new walls.
PlasterWhere Plasterboard Works Best
Plasterboard is a good fit for bedrooms, kitchens and bathrooms. If you are extending or adding rooms, the smooth finish of new plasterboard ties the new space in with the rest of the home.
SafeWork NSW advises that homes built before 1990 may contain asbestos, for example in fibro sheeting, and that removing more than 10 square metres of non-friable asbestos needs a licensed asbestos removalist. If your renovation will disturb old wall linings, we can organise this before our work starts.
Choosing the Right Cornice Size
A deep cornice on a low ceiling looks heavy and makes the room feel cramped. A simple rule is to scale the cornice to how high the ceiling is.

Ceiling 4.3m+: 200 mm cornice
Suits ceilings of 4.3 metres (14 feet) or more.
Ceiling 2.75m+: 90 to 120 mm cornice
Suits ceilings over 2.75 metres (9 feet).
Ceiling <2.75m: 50 to 70 mm cornice
Suits ceilings under 2.75 metres. A smaller cornice also works well in rooms with built-in joinery, like kitchens and bathrooms.

Tips for Picking an Ornamental Cornice
A cornice is the moulding that runs where the wall meets the ceiling, sometimes called coving or crown moulding. With so many styles on offer, these tips help narrow it down.

Request a Call BackDo you plaster older home renovations?
Yes. Older homes are the work we enjoy most, and our team knows how to handle the original details that give them their charm.
Do I need approval before renovating my walls?
For a heritage listed home, speak with Central Coast Council about approvals before any plastering starts.
Should I keep my old lath and plaster ceilings?
When they are still sound, plenty of owners hold on to original ceilings in the hall and lounge, then line the bedrooms, kitchen and bathroom in plasterboard. New plasterboard also suits extensions and added rooms.
How do I pick the right cornice size?
Think about the look you like, how old the house is, how big the room is, the natural light and how high the ceiling sits. For a rough guide: 200 mm for ceilings of 4.3 m or more, 90 to 120 mm over 2.75 m, and 50 to 70 mm under 2.75 m.
Do you fit ceiling roses?
Yes. Older homes often have taller ceilings, and a ceiling rose or decorative panel makes good use of that space.
What if asbestos is found behind old walls?
Speak with us before any old fibro or wall linings are cut or removed. If asbestos is found and the renovation will disturb it, we can organise safe removal by a licensed removalist before the plastering goes ahead.
What causes cracks in plasterboard walls?
Cracks tend to show up at corners and in spots where the wall flexes. Wet-area board in damp rooms, separating plasterboard from the structure and correct join spacing all reduce the risk.
Can I do my own plastering?
Small DIY patch jobs are doable, but plasterboard sheets are heavy, break easily and take two people to lift, and the dust can sting your eyes. For bigger walls or ceilings, our plasterers can give you a smooth, even finish.
